Why a plan saves you money
A first clean is restoration: it has to remove everything Florida has caked on since the last time — salt film, hard-water spotting, pollen, algae, and grime. That takes real labor. Once your home is on a plan, every visit after that is just keeping clean surfaces clean, which is far quicker — so the per-visit price drops, about 20% on average. You also never have to remember to call: your spot on the schedule is already there.
What you can put on a plan
All three of our services work on a recurring rhythm, for homes and businesses alike:
- Window cleaning — inside-and-out or outside-only, the most popular plan service. (See how often to clean windows in Florida.)
- Pressure & soft washing — driveways, patios, and gentle soft-washing for the house and roof on a seasonal cadence.
- Gutter cleaning— timed around our storm season so they're clear before the heavy rain. (See how often to clean gutters in Florida.)
Built for Florida conditions
The reason recurring cleaning matters more here than almost anywhere else is the environment. Coastal salt air bakes a film onto glass and frames; sprinkler hard water etches mineral spots; and heat, humidity, pollen, and lovebug season grow grime fast. A schedule keeps all of that from ever reaching the stubborn, expensive stage.
How it works
We start with a free, no-obligation estimate and a recommended cadence for your home. You pick the rhythm; we handle the rest — showing up on schedule, usually without you needing to be home, since most exterior work just needs access to the outside. There's no long-term contract: pause, change frequency, or stop anytime. And every single visit is backed by our Spotless Promise — free re-clean within 72 hours.
Frequently asked questions
How much does a maintenance plan cost?+
Plans are priced from your home's actual scope — the same factors as a one-time clean (size, stories, which services), just spread across recurring visits. Because glass and surfaces on a schedule never develop the heavy salt, mineral, and algae build-up that makes a neglected clean labor-intensive, recurring visits run about 20% less per visit on average than a one-time deep clean. The fastest way to see your number is our instant estimate or a free on-site quote.
Why does a recurring plan cost less per visit?+
Maintenance is faster than restoration. A first deep clean has to remove months or years of baked-on salt, hard-water etching, pollen, and algae. Once you're on a plan, each visit is just keeping clean surfaces clean — far less labor — so the per-visit price drops, about 20% on average. You also lock in your spot on the schedule and never have to remember to call.
Which services can be on a plan?+
All three of ours — window cleaning, pressure and soft washing, and gutter cleaning — for homes and businesses. Many customers combine them: quarterly windows, a couple of soft-washes a year for the house and driveway, and a pre-hurricane-season gutter clean. You can put everything on one rhythm or give each service its own.
How often should I have my windows and exterior cleaned in Florida?+
It depends on exposure. Coastal and waterfront homes that catch salt spray, and storefronts, usually want monthly or bi-monthly. Most inland Florida homes do beautifully on a quarterly rhythm — one clean per season. Homes set further back from the water are often fine at 2–3 times a year. We'll recommend a cadence based on your home, not a one-size-fits-all answer.
Am I locked into a contract?+
No long-term contract or lock-in. A plan is simply a standing schedule we both agree on, and you can pause, change the frequency, or stop anytime. People stay because it works and saves them money — about 9 in 10 of our plan customers stay with us year after year — not because they're trapped.
Do I need to be home for each visit?+
Usually not. For exterior work we just need access to the outside of the home, so most recurring visits happen without you having to be there or even think about it. We'll confirm the schedule with you, show up, and every visit is still backed by our Spotless Promise.
