Scratched Glass on a New Build: The $40,000 Mistake That Fits in a Razor Blade

Every experienced superintendent has lived some version of this story. The build is done, the final clean is done, and the afternoon sun comes through the west-facing sliders at exactly the wrong angle — lighting up fine, straight scratches across half the panes. The glass was perfect at install. The punch list was clean. And now there's a five-figure argument about who pays for replacement glazing.

The usual culprit is a razor blade doing exactly what it was told. Tempered glass — which is most of what code puts in Florida homes now, and all of what goes in doors and impact packages — comes out of the tempering furnace with microscopic particles fused to one surface. The industry calls it fabricating debris. Glass with fabricating debris looks and feels normal… until someone drags a dry razor across it during the post-construction clean. The blade picks up those fused particles and plows them across the pane, leaving the fine parallel scratches that only show in direct light. The cleaner blames the glass, the glazier blames the cleaner, and the GC pays either way.

The protocol that prevents it is not complicated — it's just rarely followed by the lowest bid: wet the glass and keep it wet; test-scrape a corner of one pane per glass type before committing to blades at all; use blades only where stucco and paint demand it, never as a dry squeegee; and photograph existing damage before starting, so day-one scratches never become day-thirty invoices. This is exactly how our post-construction window crews run, and it's why builders bring us back for the next lot.

If the scratches already happened, read this before ordering glass. Replacement is not the only exit. Light and moderate scratching — the kind from razor drags, steel wool, or trade contact — can usually be polished out of the pane in place, using progressive compounds that restore optical clarity without distortion. No re-glazing, no lead time on impact-rated units, no boarded openings on a finished home.
